Heating & Cooling System Preventive Maintenance Tips

Regular preventative maintenance is the best way to ensure that your heating and cooling system is operating at peak performance and optimal efficiency levels.

In turn, this keeps energy usage, and your energy bills from increasing, as well as giving you peace of mind.

Here are a few do-it-yourself ways that you can keep your system maintained.

Check Filter

Filters should be checked ONCE A MONTH in order to prevent expensive repairs from being needed. Replacing your filter every 30 days is a good rule of thumb. The same goes for reusable filters; however, make sure it is completely dry before reinstalling it.

Outdoor Conditions

Because heat pumps run all year long, you should never put a cover on them. Air conditioners are meant to withstand all types of weather conditions, and believe it or not, rain actually keeps them clean, so there is no need to cover them as well. Plants or flowers should be placed at least 18 inches away from the unit in order for it to circulate properly, and prevent it from overheating.

Thermostat

Comfort differs from person to person, so set your thermostat as comfort will permit. Do not place lamps, television sets, or any other form of a heat producing item beneath a wall-mounted thermostat. Draw blinds or drapes during high periods of sunlight in the summer. In the winter, each degree set over 68°F can add 3% to the amount of energy needed. If you are expecting a large group of people in your home, set the thermostat a few degrees lower then normal. Keep all windows and doors closed, and plug places where air can sneak into the home with caulk or weather stripping.

Condensate

Inspect the base pan for restricted drain openings, and remove any debris if necessary. Once a month during the summer months only, wash the drain line with a gallon of water, followed by 1/4 cup of bleach. This will help prevent clogs from occurring.
